A long table laid at dawn in the Moroccan desert

Wellness investment advisory · Morocco

Investing in wellness in Morocco,
with people who work on the ground.

For owners, developers, family offices and operators: the wellness side of a hotel, resort, residence or clinic, read before you build it and set up so that it earns its place. Feasibility, concept, operator and brand partners, from Marrakech to the Sahara.

Why now

People spend more on their wellbeing every year, and they pay for what is specific, proven and well made. In Morocco the luxury hotel pipeline is growing fast, and every new opening needs a wellness offer that guests actually use.

Six ways in

Each is sold on its own. Most projects start with the first and stop as soon as the decision is clear.

Before buying or building

Market and feasibility reading

Who will pay for the wellness offer, at what level, in which season and against which competitors. A written answer on whether the wellness component earns its place, and at what size.

Owners and developers

Concept and programme

Positioning, disciplines, treatment menu, spaces and flows, equipment and staffing. A concept the architects can draw and an operator can run.

Hotels, resorts and residences

Operators and brand partners

The right operator, the specialist brands for the spa and the shop, the practitioners and the teachers. We find them, check them and introduce them under agreed terms.

Investors and family offices

Review of the wellness component

For an acquisition or a project under study: is the spa, club or clinic in the plan realistic, well sized and operable? An independent reading, before you commit.

Projects about to open

Pre-opening

Recruitment, training, suppliers, the programme calendar and the first events that bring a new place its first guests and its first content.

Owners who want it run

Operating mandate

When a project needs it, Umnya runs the wellness side under contract, alongside the team of the hotel or the residence.

What we do not do

No financial advice

We do not advise on financial investments, securities or funds, which are regulated activities. We advise on the wellness side of real projects.

No returns, no units

We do not publish or promise returns, we do not sell units and we are not an estate agent.

No one's money

We do not raise, manage or hold funds for anyone. Each party contracts directly with the others.

Interests declared

If we have any interest in a project or in a partner we introduce, we say so in writing before any work starts.

The tent lounge of the Erg Chigaga camp at night

Built and run, not only advised

Umnya has spent years producing wellness events in other people's places in Morocco: hotels, riads, kasbahs and camps, from Marrakech to the Sahara. That is where you learn what a wellness offer gets wrong: the spa nobody books, the yoga room that is really a corridor, the programme nobody can staff.

It has also designed and run a permanent camp in Erg Chigaga since 2019, sixty kilometres of piste beyond the last paved road. Every recommendation we write has to survive that kind of ground.

Questions investors ask

What does wellness investment advisory mean at Umnya?
Advice on the wellness side of a real project in Morocco: a hotel spa, a resort club, a recovery floor, a branded residence programme or a clinic. We read the market, shape the concept, find the operator and the brand partners, and can run it under mandate. It is not financial advice.
Is Umnya a financial adviser?
No. Advice on financial investments, securities and funds is a regulated activity, and Umnya does not provide it. We give no opinion on the price of an asset or the return of a project; we tell you whether its wellness component is realistic, and how to build and run it.
Why look at wellness in Morocco now?
Spending on wellness keeps growing faster than the wider economy, wellness real estate is its fastest-growing part, and Morocco's luxury hotel pipeline is expanding ahead of the 2030 World Cup. Each of those openings needs a wellness offer that guests actually use.
Do you work with investors and operators from abroad?
Yes. We work in English and French with owners in Morocco and with investors, operators and brands from abroad, and we carry the work on the ground in Morocco.
How are fees set?
Four shapes, never published: a fixed fee for a market reading or a concept, a project fee in milestones for programme design and pre-opening, a fee on revenue for an operating mandate, and a monthly retainer for ongoing support. Each is agreed in writing before any work.
Can you help a premium brand get into Moroccan hotels?
Yes. Specialist brands are part of the offer we build for a hotel: in the spa, in the rooms, in the shop and in its events. We introduce brands to places under agreed terms, and we can design the launch that puts them in front of the right guests.

Send us the project
