A riad courtyard at dawn in Marrakech, tables set, nobody there yet

For hotels, riads, camps, studios and spas in Morocco

Your empty weeks,
filled with the right groups.

March, November, the weeks after the holidays: you know which ones are empty before the year starts. Umnya brings groups that want exactly those weeks, a studio's members, a coach's clients, a company's team, a circle of friends, and your house does what it already does well. You contract the travellers. We bring them.

Why the shoulder season stays empty

It is not that nobody wants to come in November. It is that nobody is selling November to the people who would.

The platforms sell your peak

Booking sites bring the traveller who already knows when they want to come, and they come in April and October. They do not bring the group that would take a whole floor in the week you need.

Groups do not find you

A yoga studio in Austin with sixteen members ready to travel does not know your house exists, and has no one in Morocco to hold the week for them. Umnya is that someone.

The staff is already there

Your cooks, your drivers, your rooms are paid for whether the house is full or not. A group of twelve in a dead week is margin on cost you already carry.

The groups we bring

Not individuals, not one-night stays. Groups of eight to twenty who book the week together and come for a reason.

Studios, coaches and their members

A yoga or Pilates studio, a coach, a teacher, bringing eight to sixteen of their own people for a week led by them. They need rooms, a practice space, a table and the terrain around you.

Companies and leadership teams

Eight to twenty people, a working block every morning, the terrain every afternoon. They need a room with a horizon, a quiet house, and a kitchen that does not serve conference food.

Private circles

Friends, families, alumni, clubs. Eight to sixteen who already know each other, want the house to themselves, and will talk about it for years.

How a placement works

Four steps, and you are only in the room for two of them.

You declare your weeks

The weeks you want filled, your type of house, your city and your capacity. Before any group exists. It takes three minutes, at the bottom of this page.

We match a group

We place a group against your declared weeks, with its size, its programme and its leader, and we send you one proposal to accept or refuse.

You contract the travellers

Each traveller books and pays their place with your house directly, at your rate. Umnya never holds their money and never stands between you and your guest.

We hold the week

The programme, the local people, the terrain outside your walls and the leader's needs are ours. Your team runs the house as it always does.

What the venue pays, and what it does not

The venue pays Umnya, not the group. Two parts, and nothing is published here because no two houses have the same weeks to fill.

A monthly fee under contract

For holding your house in our offer, declaring your weeks to the groups we talk to, and placing groups against them. Priced per house, per season.

A placement fee per guest actually hosted

Paid only on guests who came. If we place nobody in a declared week, the month's fee is all you paid, and we tell you why.

No commission on your own bookings

What you sell yourself stays yours. The fee applies to the groups we brought, and to nothing else.

What a house needs to qualify

We place groups where the week will be good. That is the whole criterion.

Eight rooms or more, or a camp

Enough beds for a group of eight to sixteen to be alone, or nearly. A riad with six rooms qualifies for a circle of friends, not for a company.

A room for the practice or the work

A terrace, a courtyard, a hall: somewhere a group of twelve can move or sit together, with light and without a hotel conference feel.

A kitchen that cooks Moroccan

The groups come for the table as much as for the terrain. A house that serves its own cooking qualifies; a buffet does not.

Weeks you actually want filled

Declare the weeks that are empty, not the ones you hope to sell yourself. The placement is for the dead weeks, and it works because of that.

Filling a hotel or riad in low season with groups: the questions owners ask

Who pays Umnya, the venue or the group?
The venue. A monthly fee under contract for holding the house in the offer and placing groups against its declared weeks, plus a placement fee per guest actually hosted. The group pays the venue directly for their stay.
Does Umnya take the travellers' money?
No. Each traveller books and pays their place with the venue directly, at the venue's rate. Umnya never holds a traveller's money and never contracts the stay.
What kind of groups come?
A studio's or coach's members for a week led by them, a company's team for a working week, or a private circle of friends, family or alumni. Eight to twenty people who book the week together.
Which weeks can be filled?
The ones you declare. The placement is built for the shoulder and low season, because those are the weeks the groups want and the ones you cannot sell yourself.
What does the venue have to do during the week?
Run the house as usual: rooms, meals, housekeeping. The programme, the leader, the local people and the terrain outside the walls are Umnya's.
How do we start?
Declare your weeks at the bottom of this page: type of house, city, capacity and the windows you want filled. We come back within the week with what we can place.

Tell us which weeks are empty.

Three minutes below, and a first proposal within the week.
