How we are paid
There is no rate card, because no two projects are the same. There are four shapes, and we say which one applies in the first conversation.
Fixed fee
For a diagnostic or a concept, with the deliverables written down before we start.
Project fee in milestones
For programme design and pre-opening, paid as each stage is accepted.
Fee on revenue
For an operating mandate, with an incentive tied to results and a term long enough to matter.
Monthly retainer
For a company programme, for a season or a year.

Why an operator rather than a study
Umnya is an operator first. It designs and runs wellness events across Morocco for studios, gyms, clinics and brands, and it owns a permanent camp in Erg Chigaga, sixty kilometres of piste beyond the last paved road at M'Hamid.
So the advice arrives with the part a consultancy rarely carries: the ground. Vehicles and drivers, guides from the regions themselves, suppliers, permits and teams that already work in Marrakech, Casablanca, Taghazout, Dakhla and the Sahara.
UMNYA Collection, the group's own hospitality platform, is building eco-built places on its own account. We test on ourselves before we recommend.

Questions owners ask
- Do you only advise, or do you also run it?
- Both. Most of our work starts as a diagnostic and continues as an operating mandate, because an owner who has read the report usually wants the team that wrote it.
- Can you work on a single floor inside an existing hotel?
- Yes. A spa, a club, a recovery room or a padel court is a project in itself, and it is often the fastest thing to fix in an asset that already trades.
- Do you work outside Morocco?
- Morocco is where our teams, suppliers and permits are, so that is where we take mandates. We travel for the brief and the design work.
- Do you publish your fees?
- No. The four shapes are described on this page, and the number is quoted in the first conversation, once the scope is clear.
- Can you get our building certified?
- Building certification is its own trade and we do not sell it. We design the programme and the operation, and we work alongside the certifier the project appoints.
- Is there an exclusivity?
- For operating mandates, yes: by city and by segment, so we are never running two competing places in the same market. It is agreed in writing at the start.
- Who owns what we design together?
- You own the concept, the procedures and the programme we write for your asset. The Umnya name stays ours, and is licensed only when we also operate.
